Popular Somerset village pub is on the market

A popular village pub near Bridgwater is on the market for £445,000.

The Lamb Inn is the only pub in the village of Spaxton, which is based on the edge of the Quantock Hills and only four miles from Bridgwater, eight from Taunton.

The current owners are retiring from the trade, following a profitable stint running the business.

The Grade II-listed building was originally two farmhouse cottages which date back to the 1600s, however, it’s understood the facade was built in 1856.

Inside the pub, you can find seating for 55 people with additional bar stool seating. There is also a skittle alley which was purpose-built in the 1960s.

The entrance leads to two separate trading areas, one for dining purposes and one for the bar. There is a centralised bar accessible from both sides.

Downstairs are the customer toilets and a commercial kitchen with a hygiene rating of five. There’s also an entrance to the cellar.

Outside, you’ll find a trade garden, plus a brick-built workshop and store, a greenhouse and a gazebo.

The property also includes upstairs accommodation which comprises of a large landing area with three double bedrooms, a lounge, fitted kitchen, bathroom with a shower and a small office.

The pub brings visitors from further afield with customers having travelled from Weston-super-Mare and Bristol to visit this pub.

There is also believed to be plenty of growth potential if new owners take over due to the reduced hours that have been operated currently.
